Appraisal Contingency
The Rule: If the appraisal comes in under $470k, you have the right to terminate or renegotiate.
Action: Because you close early, you MUST get the appraisal report before you sign closing papers.
DEADLINE: 5 Days after Receipt
Title Report Contingency
The Rule: Once you get the Preliminary Title Report, you have 5 business days to object to any strange liens or easements.
DEADLINE: Closing Day (Feb 16)
Loan Contingency
The Rule: If your loan is denied, you get your money back.
Action: Notify the seller immediately if your loan is denied before you sign.
